Ceiling Repair in Union City
Water marks, hairline cracks and drooping board overhead pull your eye every time you walk into the room. We remove the failed drywall, fasten in new board or patch what can be saved, blend the texture into the surrounding ceiling and tidy up before leaving, so the surface looks whole again.
When a ceiling needs more than a coat of paint
Ceilings show problems that walls hide. Light rakes across them from windows and fixtures, so a patch that looks fine on a wall can stand out overhead. Water from an upstairs bathroom or a radiator valve soaks the gypsum, the paper face loosens and the board starts to droop between joists. Tape joints crack as a building settles and shifts with the seasons.
We treat a ceiling repair the way we would want our own fixed: find out what caused the damage, replace only what has failed and finish it so the repair is not the first thing you notice when you walk in. In the older multi-family buildings common around Union City, that often means working where drywall meets original plaster, and we plan for that from the start.
What our ceiling repair includes
- Moisture check before we cut
- We check the stained area with a moisture meter. If the board is still wet, we tell you, because patching over a live leak only means doing the job twice. The source of the water needs to be fixed by the right trade first.
- Removing damaged board
- Soft, crumbling or sagging drywall is cut back to sound material and to the nearest joists, so the new piece has solid framing to fasten to.
- New drywall, secured properly
- We use ceiling-rated board where it suits the span, screw it at close spacing and add backing where an edge would otherwise float. That is what keeps a ceiling patch from cracking along its outline later.
- Taping and finishing
- Joints are taped and feathered wide with several thin coats of compound, then sanded smooth. Wide feathering is what keeps a seam from showing under raking light.
- Texture matching
- Smooth, knockdown, orange peel or older sprayed finishes each get matched by hand so the repair blends into the surrounding ceiling.
- Sealing the repaired area
- Fresh compound is more porous than the painted ceiling around it, and paint rolled straight over it dries flat and patchy. We seal the new work with primer first. If you would like, a paint touch-up on that section can follow.
Signs your ceiling needs repair
Brown or yellow rings
A water mark tells you moisture got into the board. Drying out does not always bring back its strength, and the discoloration tends to creep back through regular paint.
Sagging or bowing
When a ceiling dips between joists, the board has usually soaked through or pulled loose from its screws. Have it checked sooner rather than later.
Cracks along seams or corners
Straight cracks often follow tape joints that were thin or poorly bedded. They tend to return unless the joint is properly reworked.
Nail pops in a line
A row of little raised dimples overhead usually means the fasteners are working loose as the joists dry out and shift. Left alone, the board can begin to separate from the framing.
Peeling tape or bubbled paint
Loose tape and blistered paint usually point to moisture, or to a joint where the tape never stuck to the board in the first place.
What affects the cost of ceiling repair
We price a ceiling repair only once we have looked at it in person, since a mark on the surface often hides more going on above it. You hear about each factor before any work starts, so the estimate makes sense to you line by line.
Size of the damaged area
A small patch around a pop or crack is a different job from replacing a full sheet that sagged after a leak.
Reach and working height
A tall stairwell or a cathedral ceiling calls for taller ladders or staging, and a crowded room means more to move and cover. Both add setup time before the repair itself begins.
Texture type
Smooth ceilings demand extra finish coats and sanding. Sprayed or knockdown textures need careful matching to blend.
Plaster or drywall
Tying new drywall into old plaster takes shimming and more compound work to bring the surfaces flush.
Water damage extent
Wet insulation, stained framing or board that has to be cut back further than expected all add to the scope. We show you what we find before going further.
What to expect from start to finish
- 1
Start with a phone call
Give us a sense of the damage, its rough size and whether water was involved. From there we set a time to come see it.
- 2
Look, measure and explain
We inspect the ceiling, check for moisture and explain what needs replacing and what can be patched. You get a clear written estimate before any work begins.
- 3
Protect the room
Before any cutting, we shift or wrap your furniture, lay drop cloths across the floor and hang plastic over doorways so dust stays in the room. Overhead work sends debris straight down, so this part is never rushed.
- 4
Repair and finish
We cut out the damage, hang and fasten new board, then tape and coat it. Compound needs drying time between coats, so most ceiling repairs take more than one visit.
- 5
Texture, prime and clean up
After the final sanding we match the texture, prime and vacuum the room. You are left with a clean work area and a ceiling that reads as one surface.

Ceiling repair questions
Can you fix a water-stained ceiling without replacing it?
Sometimes. If the board is dry, firm and still flat, we can seal the stain with a stain-blocking primer and refinish it. If it is soft, sagging or crumbling, the damaged section has to come out. We check before recommending either.
Will the patch show once it is done?
Our aim is that it does not. Ceilings are unforgiving under side light, so we feather joints wide, sand carefully and match the existing texture by hand. On very old or unusual textures we talk through how close a match is realistic before we start.
How messy is ceiling work?
Cutting and sanding overhead creates dust, so we cover floors and furniture and close off doorways with plastic. We vacuum at the end of each visit and do a full cleanup when the job is finished.
My ceiling has an old popcorn texture. Can you repair it?
Yes, we can patch and match popcorn and other sprayed finishes. Some older popcorn ceilings contain asbestos, so if yours predates the 1980s we recommend having a sample tested before anything is disturbed. We will explain how that works.
How long does a ceiling repair take?
A small crack or nail pop repair can be finished quickly, but most patches need two or three visits so each coat of compound can dry properly. Larger water damage repairs take longer. We give you a realistic schedule when we see the ceiling.

Ready to stop looking at that stain
Tell us what is happening overhead and we will arrange a visit, explain the repair in plain terms and put the estimate in writing before work begins. Our crew covers Union City and towns close by such as Hoboken, Weehawken and North Bergen.
